"CMA" literally stands for Comparative Market Analysis. A CMA lets you know the approximate value you can sell the home for. A real estate agent usually prepares the CMA. While preparing it, the real estate agent considers many factors like:
 

  • Prices of similar properties sold recently in the neighborhood (ideally using prices of similar properties sold within the last six months).
  • Prices at which similar properties found no buyers.
  • We determine value using square footage, location, general condition, amenities, renovations and size of the property.
  • We consider neighborhood facilities and neighborhood improvement plans.

A CMA is not an appraisal but a report of a probable market selling price. Buyers normally refer to it before considering a property purchase, while sellers use the CMA to determine the selling price of their home. We do not charge for preparing a CMA.  We conduct CMAs on properties in the city of Jacksonville and immediate surrounding areas.
